WI-FI and KEYS
STARLINK WI-FI CONNECTION
The entire property is covered by high-speed internet. You can find the network name and password directly on the framed physical sign at the entrance of your apartment.
KEYS, GATE, AND REMOTE CONTROL
Together with your apartment keys, you have been handed the remote control for the automatic entrance gate.
• To enter and exit the property, always use the remote control to open the gate.

• CHECK-OUT TIME
Check-out is required by 10:00 AM.
We kindly ask you to let us know your approximate departure time the day before, so we can organize to say goodbye.
• IDENTITY DOCUMENTS AND TOURIST TAX: Within 24 hours of your arrival, we kindly ask you to provide or send us photos of your ID documents for legal registration. The tourist tax is €1.00 per person per night (up to a maximum of 7 nights, children under 12 are exempt), to be settled before departure.
• LINEN AND CHANGES: Upon arrival, you will find your beds ready and a set of 3 towels per person (bidet, hand, and shower towel). For stays longer than a week, or if you need a linen change during your stay, just ask: the service is completely free of charge.
• EXTRA CLEANING: For long-term guests who wish to have an intermediate cleaning service for the apartment, we can arrange a trusted external company at a cost of €16.00 per hour.
• MOSQUITO SCREENS AND CLIMATE: In summer, we recommend keeping the shutters closed during the day and opening them in the evening to enjoy the cool hill breeze. Always use the mosquito screens on the windows and keep the doors closed.
• RESPECT FOR SILENCE AND COMMON AREAS: The Podere is a place of peace. We kindly ask you to respect total silence during nighttime hours. In the quiet of the countryside, every sound is amplified (especially between the Girasoli apartments on the first floor and Papaveri on the ground floor!). Loud or competitive games are strictly forbidden both in the garden and in the pool area (no football matches or shouting).
• SAFETY AND WILD ANIMALS: In the evening, we kindly ask you to manually close the pedestrian gates. This is for your safety and to prevent wild boars or other animals from the valley from entering the property.
APARTMENT INFO
APARMENT INFO: GAS, WATER, POWER AND RECYCLING
• GAS COOKER AND SAFETY
Unlike many modern houses with induction hobs, the burners in your apartment run on traditional GAS.
• Please light the flame carefully.
• For your safety, you will find a gas safety valve near the cooker: we kindly ask you to turn and close it when you are not using the kitchen.
• SPRING WATER AND WATER SAVING
Our water comes directly from a pure mountain spring and is absolutely drinkable, fresh, and safe to drink. As it is a precious resource, especially during the hot summer months, we ask you to use it responsibly, avoiding unnecessary waste with partially empty washing machines or dishwashers.
• POWER MANAGEMENT AND AIR CONDITIONING (3 KW LIMIT)
• POWER BREAKER: Like almost all Italian homes, the electrical system has a limit of 3 kW. To avoid blackouts, please do not turn on high-consumption appliances simultaneously (e.g., oven + dishwasher + washing machine).
• WHAT TO DO IN CASE OF A BLACKOUT: The electrical panel is located near the entrance. If the power trips, pull all the switches down (OFF) and then pull them back up (ON).
• AIR CONDITIONING: Please use it responsibly with the windows closed and always turn it off when you go out. Leaving it running with open windows or when you are not at home will incur a €50 supplement.
• WASTE RECYCLING AND SEPARATION
Help us protect the nature of our valley! In the apartment, you will find small bins to separate your waste. Before departure, we kindly ask you to throw the well-closed bags into the large colored bins near the parking lot:
• Yellow: Paper and cardboard.
• Blue: Plastic, aluminum, cans, and glass.
• Red: Unrecyclable waste (everything that cannot be recycled).
POOL and JACUZZI
SWIMMING POOL AND JACUZZI REGULATIONS
The pool area is a relaxation space reserved exclusively for our guests. There is no lifeguard, so use is at your own risk.
• CHILDREN: Children under 14 must be supervised by an adult at all times. Access to the Jacuzzi is reserved for adults only (18+).
• ATTENZIONE: Diving is strictly forbidden.
• NO GLASS ALLOWED: It is strictly forbidden to bring bottles, glasses, or glass objects into the pool area. Inside the apartment, we have specifically provided reusable hard plastic glasses for outdoor use.
• HYGIENE (Compulsory Shower): Before entering both the pool and the Jacuzzi, it is compulsory to take a thorough shower at the outdoor shower to remove residues of sun creams and oils that damage the water quality.
• SAFETY AND WIND: Our hill is beautiful but sometimes subject to sudden strong wind gusts. It is mandatory to CLOSE the umbrellas after use or in case of wind/bad weather, as they can fly away suddenly, causing serious damage or injury. Swimming is forbidden during thunderstorms or lightning.
• POOL TOWELS: It is forbidden to use the apartment towels at the pool. You can request dedicated pool towels by leaving a small deposit (€5 for 2 towels, €10 for 4 towels), which will be fully refunded upon return.

SHOPS AND GROCERY IN DONNINI (A FEW MINUTES AWAY)
• Gusto Bar & Alimentari: In the main square. Fresh bread, groceries, breakfasts, and aperitifs (on Friday evenings there is a buffet and music!). Also open on Sunday mornings.
• Macelleria Crini: Excellent quality local meat.
• Coop Donnini: Small village supermarket for daily shopping.
• Large Supermarkets in the area: For major shopping, you can check this map where you will find Carrefour in Reggello, the large Coop in Pontassieve, LIDL in Figline Valdarno, and many others.
RESTAURANTS
RECOMMENDED RESTAURANTS – SILVIA & ANDREA’S TIPS
We do not run a restaurant, but we have selected our favorite places for you, divided by “need”. We always recommend booking in advance! Of course, you are free to try any other restaurant not on this list, but we can help you choose or assist you with reservations if needed—we are completely at your disposal.
• Pizzeria Del Cacciatore (Donnini): The closest to the Podere, located right in the village. It is the most convenient choice if you are tired and want to grab a pizza to eat in total relaxation in your apartment’s garden.
• Ristorante Da Francesco (Carbonile): Great quality/price ratio. Nearby, very reasonably priced, they serve excellent Tuscan dishes as well as pizza, and it features a very welcoming family atmosphere.
• Ristorante Giacomo “Il rifugio dei sognatori” (Saltino): Perfect to combine with a cool day out in the woods of Vallombrosa. High-quality traditional Tuscan cuisine.
• Osteria Il Postiglione (La Massa, Incisa): A little further away than the others, but their traditional Tuscan cuisine will amply reward you for the drive. Highly recommended!
• Enoteca Il Quartino di Marchesi Frescobaldi (Pelago): For a Trendy & Chic experience among the vineyards. A splendid, modern, and fashionable place, ideal for a sunset over the vineyards with excellent wine.
• Ristorante Boccon’ Divino (Palaie, Pelago): For a special seafood dinner.
FLORENCE by TRAIN
BY TRAIN TO FLORENCE (From S. Ellero Station)
Visit Florence without stress: the perfect solution is the Train! Our reference station is Sant’Ellero, located about 6 km (a 10-minute drive) from Podere Piana. On official websites, you will find it written as “S. Ellero”. There is a train almost every hour that will take you directly to the very heart of Florence (Santa Maria Novella Station – FIRENZE SMN) in about 30 minutes. You can leave your car in the free parking lot, both next to the station and above the main road.
TRAIN TICKETS:
1. WHERE TO BUY: You can buy tickets directly at Sant’Ellero station using the self-service automatic machines on site, which allow you to choose your language.
2. WARNING: After buying your paper ticket at the station, you must obligatorily STAMP IT (validate it) before boarding the train! You will find the validation machines near the tracks. Traveling with an unstamped ticket results in very heavy fines.
3. ONLINE: If you prefer to avoid the station machines, you can buy digital tickets directly online. Online tickets do not need to be stamped, as they validate automatically at the departure time of the chosen train. You can check timetables and buy tickets here:

Exploring other cities by train:
From Sant’Ellero station, you can also easily reach Arezzo and other beautiful nearby locations by train. Furthermore, once you arrive at Florence SMN central station, you can change platforms and take trains to all major Tuscan and Italian cities: with high-speed trains (Frecciarossa or Italo), you can reach Pisa, Bologna, and many other destinations in about an hour’s journey.
Why do we strongly advise against going to Florence by car?
Reaching the city center by car can turn into a nightmare: there are continuous construction sites for the new tramway with many closed roads, very strict Limited Traffic Zones (ZTL) even in the suburbs (with heavy restrictions for diesel vehicles), and parking spaces in the city are rare and extremely expensive. In addition, the Italian city driving style can be very stressful for those who are not used to our traffic!

• EAT: Upon your arrival at the apartment, we are pleased to offer you a bottle of red wine, produced by the local cooperative using the grapes from our vineyard (we carefully cultivate a small hectare of vines). You will also find a sample of our Extra Virgin Olive Oil: unlike the wine, our olives are taken to the mill and pressed separately, to guarantee a 100% pure oil from Podere Piana, the true green gold of our land. Please ask us if you wish to purchase a bottle to take home! Also, don’t miss the famous “schiacciata ai porcini” at Consuma or a Frescobaldi wine tasting at Il Quartino, perhaps at sunset.
• EXPLORE: We are surrounded by unique wonders. From a walking trek in the forest up to the Abbey of Vallombrosa and the breathtaking panorama of Saltino, to the spectacular “Balze di Reggello” (the clay earth cliffs that Leonardo da Vinci painted as the background of the Mona Lisa!). You can drive along the ancient “7 Ponti” road to reach Arezzo, explore the Mugello and its medieval villages (like Scarperia and Vicchio, Giotto’s birthplace), or take a tour of the Chianti Classico, Siena, San Gimignano, or the splendid Val d’Orcia (Pienza, Montalcino, Montepulciano).
• EXPERIENCE: Go horseback riding along our trails with the “Club le Roverelle” riding stables run by our friend Laura (ask us and we will explain how to book an appointment!). If you love luxury shopping, just a few kilometers away is “The Mall” outlet with the top names in Italian fashion. And in the evening? Enjoy the sunset at Podere Piana with a glass of Chianti and just relax.

Il check-out è richiesto entro le ore 10:00.
Vi chiediamo gentilmente di comunicarci l’orario indicativo di partenza il giorno prima, così da organizzarci per i saluti.
• DOCUMENTI E TASSA DI SOGGIORNO: Entro 24 ore dall’arrivo, vi chiediamo la cortesia di consegnarci o inviarci le foto dei vostri documenti d’identità per la registrazione di legge. La tassa di soggiorno è di €1,00 a persona a notte (fino a un massimo di 7 notti, esenti i minori di 12 anni), da saldare prima della partenza.
• BIANCHERIA E CAMBI: Al vostro arrivo troverete i letti pronti e un set di 3 asciugamani a persona (bidet, viso e doccia). Per i soggiorni superiori a una settimana, o se necessitate di un cambio biancheria durante il soggiorno, basta chiedere: il servizio è completamente gratuito.
• PULIZIE EXTRA: Per chi soggiorna a lungo e desidera un servizio di pulizia intermedio dell’appartamento, possiamo attivare una ditta esterna di nostra fiducia al costo di €16,00 all’ora.
• ZANZARIERE E CLIMA: In estate consigliamo di tenere le persiane chiuse durante il giorno e aprirle la sera per godersi il fresco della collina. Usate sempre le zanzariere alle finestre e tenete le porte chiuse.
• RISPETTO DEL SILENZIO E SPAZI COMUNI: Il Podere è un luogo di pace. Vi chiediamo di rispettare il silenzio totale durante le ore notturne. Nel silenzio della campagna ogni rumore si amplifica (specialmente tra gli appartamenti Girasoli al primo piano e Papaveri al piano terra!). Sia in giardino che in piscina sono vietati i giochi rumorosi o agonistici (niente partite di calcio o urla).
• SICUREZZA E ANIMALI SELVATICI: La sera vi chiediamo la cortesia di chiudere manualmente i cancelli pedonali. Questo serve per la vostra sicurezza e per evitare che cinghiali o altri animali della valle entrino nella proprietà.

• CUCINA A GAS E SICUREZZA
A differenza di molte case moderne a induzione, i fornelli del vostro appartamento sono alimentati a GAS tradizionale.
• Ricordatevi di accendere la fiamma con attenzione.
• Per la vostra sicurezza, vicino ai fornelli trovate una manopola di sicurezza: vi chiediamo la cortesia di girarla e chiuderla quando non utilizzate la cucina.
• ACQUA DI FONTE E RISPARMIO IDRICO
La nostra acqua proviene direttamente da una pura fonte di montagna ed è assolutamente potabile, fresca e sicura da bere. Essendo una risorsa preziosa, specialmente nei mesi estivi caldi, vi chiediamo di usarla con responsabilità, evitando sprechi inutili con lavatrici o lavastoviglie parzialmente vuote.
• GESTIONE ENERGIA E ARIA CONDIZIONATA (LIMITE 3 KW)
• CONTATORE: Come quasi tutte le case italiane, l’impianto ha un limite di 3 kW. Per evitare blackout, non accendete contemporaneamente elettrodomestici ad alto consumo (es. forno + lavastoviglie + lavatrice).
• COSA FARE IN CASO DI BLACKOUT: Il quadro elettrico è vicino all’ingresso. Se salta la corrente, tirate giù tutti gli interruttori (OFF) e poi tirateli nuovamente su (ON).
• ARIA CONDIZIONATA: Usatela responsabilmente con le finestre chiuse e spegnetela sempre quando uscite. Lasciarla accesa a finestre aperte o quando non siete in casa comporta un supplemento di €50.
• RACCOLTA DIFFERENZIATA DEI RIFIUTI
Aiutateci a proteggere la natura della nostra valle! In appartamento trovate i piccoli bidoni per separare i rifiuti. Prima della partenza, vi chiediamo di gettare i sacchetti ben chiusi nei grandi cassonetti colorati vicino al parcheggio:
• Giallo: Carta e cartone.
• Blu: Plastica, alluminio, lattine e vetro.
• Rosso: Indifferenziata (tutto ciò che non è riciclabile).
PISCINA e IDRO
REGOLAMENTO PISCINA E IDROMASSAGGIO
L’area piscina è un luogo di relax riservato esclusivamente ai nostri ospiti. Non c’è bagnino, quindi l’uso è a vostro rischio e pericolo.
• BAMBINI: I minori di 14 anni devono essere sorvegliati da un adulto in ogni momento. L’accesso alla Jacuzzi è riservato ai soli adulti (18+).
• ATTENZIONE: È assolutamente vietato tuffarsi.
• DIVIETO DI INTRODUZIONE VETRO: È severamente vietato portare bottiglie, bicchieri o oggetti di vetro nell’area piscina. All’interno dell’appartamento vi abbiamo fornito appositamente dei bicchieri in plastica rigida riutilizzabili da usare all’esterno.
• IGIENE (Doccia Obbligatoria): Prima di entrare sia in piscina che nell’idromassaggio, è obbligatorio fare una doccia accurata presso la doccia esterna per rimuovere i residui di creme solari ed olii che danneggiano l’acqua.
• SICUREZZA E VENTO: La nostra collina è splendida ma a volte soggetta a forti raffiche di vento improvvise. Vi chiediamo tassativamente di CHIUDERE gli ombrelloni dopo l’uso o in caso di vento/maltempo, perché possono volare via improvvisamente causando gravi danni o lesioni. È vietato fare il bagno in caso di temporali o fulmini.
• TELI PISCINA: È vietato usare gli asciugamani dell’appartamento in piscina. Potete richiedere i teli piscina dedicati lasciando una piccola cauzione (€5 per 2 teli, €10 per 4 teli), che vi verrà interamente restituita alla riconsegna.

• Gusto Bar & Alimentari: Nella piazza principale. Pane fresco, alimentari, colazioni e aperitivi (il venerdì sera c’è buffet e musica!). Aperto anche la domenica mattina.
• Macelleria Crini: Carne locale di ottima qualità.
• Coop Donnini: Piccolo supermercato di paese per la spesa quotidiana.
• Grandi Supermercati della zona: Per le grandi spese potete consultare questa mappa dove troverete il Carrefour a Reggello, la grande Coop a Pontassieve, la LIDL a Figline Valdarno e molti altri.

Non siamo un ristorante, ma abbiamo selezionato per voi i nostri posti preferiti, divisi per “esigenza”. Vi consigliamo sempre di prenotare in anticipo! Naturalmente siete liberi di provare un altro ristorante che non è in questa lista, ma vi possiamo aiutare a sceglierlo; se avete necessità di un aiuto per prenotare, siamo a vostra completa disposizione.
• Pizzeria Del Cacciatore (Donnini): Il più vicino al Podere, è in paese. È la scelta più comoda se siete stanchi e volete prendere una pizza da mangiare in totale relax nel giardino del vostro appartamento.
• Ristorante Da Francesco (Carbonile): Ottimo rapporto qualità/prezzo. Vicino, si spende il giusto, fanno sia ottimi piatti toscani che la pizza ed è un ambiente molto familiare.
• Ristorante Giacomo “Il rifugio dei sognatori” (Saltino): Perfetto da abbinare a una giornata fresca tra i boschi di Vallombrosa. Cucina tipica toscana di buon livello.
• Osteria Il Postiglione (La Massa, Incisa): Un pochino più lontano rispetto agli altri, ma la loro cucina tradizionale toscana vi ripagherà ampiamente della strada. Consigliatissimo!
• Enoteca Il Quartino di Marchesi Frescobaldi (Pelago): Per un’esperienza tra le vigne Trendy & Chic. Un posto splendido, moderno e alla moda, ideale per un tramonto sulle vigne con ottimo vino.
• Ristorante Boccon’ Divino (Palaie, Pelago): Per una serata speciale a base di pesce.
TRENO FIRENZE
IN TRENO VERSO FIRENZE (Dalla Stazione di S. Ellero)
Visitare Firenze senza stress: la soluzione perfetta è il Treno! La nostra stazione di riferimento è Sant’Ellero, che si trova a circa 6 km (10 minuti di auto) dal Podere Piana. Sui siti ufficiali la troverete scritta come “S. Ellero”. C’è un treno quasi ogni ora che vi porterà direttamente nel pieno centro di Firenze (Stazione di Santa Maria Novella – FIRENZE SMN) in circa 30 minuti. Potrete lasciare la macchina al parcheggio gratuito, sia accanto alla stazione che sopra la strada principale.
I BIGLIETTI DEL TRENO:
1. DOVE ACQUISTARLI: Potete fare i biglietti direttamente alla stazione di Sant’Ellero utilizzando le macchinette automatiche self-service presenti sul posto, che offrono la possibilità di scegliere la vostra lingua.
2. ATTENZIONE: Dopo aver acquistato il biglietto cartaceo in stazione, dovrete obbligatoriamente TIMBRARLO (convalidarlo) prima di salire a bordo! Troverete le macchinette obliteratrici vicino ai binari. Viaggiare con il biglietto non timbrato comporta multe molto salate.
3. ONLINE: Se preferite evitare le macchinette in stazione, potete acquistare i biglietti digitali direttamente online. I biglietti acquistati online non hanno bisogno di essere timbrati, poiché si convalidano automaticamente all’orario di partenza del treno scelto. Esplorare altre città in treno:
Dalla stazione di Sant’Ellero è possibile raggiungere facilmente in treno anche Arezzo e altre splendide località limitrofe. Inoltre, una volta arrivati alla stazione centrale di Firenze SMN, cambierete binario e potrete prendere treni per tutte le principali città toscane e italiane: con i treni ad alta velocità (Frecciarossa o Italo) potrete raggiungere Pisa, Bologna e molte altre mete in circa un’ora di viaggio.
Perché sconsigliamo caldamente di andare a Firenze in macchina?
Raggiungere il centro della città in auto può trasformarsi in un incubo: ci sono cantieri continui per i lavori della nuova tramvia con molte strade chiuse, zone a traffico limitato (ZTL) molto severe anche in periferia (con forti limitazioni per i veicoli diesel) e i parcheggi in città sono rari ed estremamente costosi. Inoltre, lo stile di guida cittadino italiano può risultare molto stressante per chi non è abituato al nostro traffico!

ASSAGGIA, ESPLORA e VIVI
• EAT (Assaggia): Al vostro arrivo in appartamento abbiamo il piacere di farvi trovare una bottiglia di vino rosso, prodotto dalla cooperativa locale insieme alle uve della nostra vigna (coltiviamo con cura un piccolo ettaro di vite). Troverete anche un assaggio del nostro Olio Extravergine di Oliva: le nostre olive vengono portate al frantoio e frante separatamente, per garantirvi un olio purissimo al 100% di Podere Piana, il vero oro verde della nostra terra. Chiedeteci informazioni se desiderate acquistarne una bottiglia da portare a casa! Inoltre, non perdetevi la famosa “schiacciata ai porcini” alla Consuma o una degustazione di vini dei Frescobaldi al Quartino, magari al tramonto.
• EXPLORE (Esplora): Siamo circondati da meraviglie uniche. Dalla passeggiata a piedi nella foresta fino all’Abbazia di Vallombrosa e al panorama mozzafiato di Saltino, fino alle spettacolari “Balze di Reggello” (le colline di terra che Leonardo da Vinci dipinse come sfondo della Gioconda!). Potete percorrere l’antica strada dei “7 Ponti” per Arezzo, esplorare il Mugello e i suoi borghi medievali (come Scarperia e Vicchio, paese natale di Giotto), o fare un tour nel Chianti Classico, a Siena, San Gimignano o nella splendida Val d’Orcia (Pienza, Montalcino, Montepulciano).
• EXPERIENCE (Vivi): Fate una passeggiata a cavallo tra i nostri sentieri con il maneggio “Club le Roverelle” della nostra amica Laura (chiedeteci e vi spiegheremo come prenotare un appuntamento!). Se amate lo shopping di lusso, a pochi chilometri c’è l’outlet “The Mall” con le grandi firme della moda italiana. E la sera? Godetevi il tramonto al Podere Piana con un bicchiere di Chianti e rilassatevi.

INFORMATIONS UTILES ET RÈGLES DE LA MAISON
• HEURE DE DÉPART (CHECK-OUT)
Le départ doit être effectué avant 10h00.
Nous vous demandons gentiment de nous communiquer votre heure approximative de départ la veille, afin que nous puissions nous organiser pour les salutations.
• DOCUMENTS D’IDENTITÉ ET TAXE DE SÉJOUR : Dans les 24 heures suivant votre arrivée, nous vous demandons de bien vouloir nous fournir ou nous envoyer des photos de vos documents d’identité pour l’enregistrement légal. La taxe de séjour est de 1,00 € per personne et par nuit (jusqu’à un maximum de 7 nuits, les enfants de moins de 12 ans sont exonérés), à régler avant le départ.
• LINGE ET CHANGEMENTS : À votre arrivée, vous trouverez les lits faits et un ensemble de 3 serviettes par personne (bidet, visage et douche). Pour les séjours de plus d’une semaine, ou si vous avez besoin de linge propre pendant votre séjour, il suffit de demander : le service est entièrement gratuit.
• MÉNAGE SUPPLÉMENTAIRE : Pour les longs séjours si vous souhaitez un service de ménage intermédiaire pour l’appartement, nous pouvons faire appel à une entreprise extérieure de confiance au tarif de 16,00 € par heure.
• MOUSTIQUAIRES AND CLIMATISATION : En été, nous vous conseillons de garder les volets fermés pendant la journée et de les ouvrir le soir pour profiter de la brise fraîche de la colline. Utilisez toujours les moustiquaires aux fenêtres et gardez les portes fermées.
• RESPECT DU SILENCE ET ESPACES COMMUNS : Le Podere est un lieu de paix. Nous vous demandons de respecter un silence total pendant les heures nocturnes. Dans le calme de la campagne, chaque bruit est amplifié (surtout entre les appartements Girasoli au premier étage et Papaveri au rez-de-chaussée !). Les jeux bruyants ou compétitifs sont strictement interdits dans le jardin et dans la zone de la piscine (pas de matchs de football ni de cris).
• SÉCURITÉ ET ANIMAUX SAUVAGES : Le soir, nous vous demandons de bien vouloir fermer manuellement les portillons piétons. Cela est nécessaire pour votre sécurité et pour éviter que les sangliers ou d’autres animaux de la vallée n’entrent dans la propriété.

INFOS: GAZ, EAU, L’ÉNERGIE et DÉCHETS
CUISINIÈRE À GAZ ET SÉCURITÉ
Contrairement à de nombreuses maisons modernes équipées de plaques à induction, les brûleurs de votre appartement fonctionnent au GAZ traditionnel.
• Veuillez allumer la flamme avec précaution.
• Pour votre sécurité, vous trouverez une vanne d’arrêt de gaz près de la cuisinière : nous vous demandons de bien vouloir la fermer lorsque vous n’utilisez pas la cuisine.
EAU DE SOURCE ET ÉCONOMIE D’EAU
Notre eau provient directement d’une source pure de montagne et est absolument potable, fraîche et sûre à boire. S’agissant d’une ressource précieuse, en particulier pendant les chauds mois d’été, nous vous demandons de l’utiliser de manière responsable, en évitant le gaspillage inutile avec des lave-linges ou lave-vaisselles partiellement vides.
GESTION DE L’ÉNERGIE ET CLIMATISATION (LIMITE 3 KW)
• COMPTEUR : Comme presque toutes les maisons italiennes, le système électrique a une limite de 3 kW. Pour éviter les pannes de courant, veuillez ne pas allumer simultanément des appareils à forte consommation (ex. four + lave-vaisselle + lave-linge).
• QUE FAIRE EN CAS DE PANNE DE COURANT : Le panneau électrique est situé près de l’entrée. Si le courant disjoncte, abaissez tous les interrupteurs (OFF), puis remontez-les (ON).
• CLIMATISATION : Veuillez l’utiliser de manière responsable avec les fenêtres fermées et éteignez-la toujours lorsque vous sortez. La laisser fonctionner avec les fenêtres ouvertes ou lorsque vous n’êtes pas à la maison entraînera un supplément de 50 €.
TRI SÉLECTIF DES DÉCHETS
Aidez-nous à protéger la nature de notre vallée ! Dans l’appartement, vous trouverez des petits bacs pour trier vos déchets. Avant votre départ, nous vous demandons de jeter les sacs bien fermés dans les grands conteneurs colorés près du parking :
• Jaune : Papier et carton.
• Bleu : Plastique, aluminium, canettes et verre.
• Rouge : Déchets non recyclables (tout ce qui ne peut pas être trié).
PISCINE et JACUZZI
RÈGLEMENT DE LA PISCINE ET DU JACUZZI
L’espace piscine est un lieu de détente réservé exclusivement à nos clients. Il n’y a pas de maître-nageur, l’utilisation est donc à vos risques et périls.
• ENFANTS : Les enfants de moins de 14 ans doivent être surveillés par un adulte à tout moment. L’accès au Jacuzzi est réservé exclusivement aux adultes (18+).
• ATTENTION : Il est strictement interdit de plonger.
• INTERDICTION DU VERRE : Il est strictement interdit d’apporter des bouteilles, des verres ou des objets en verre dans la zone de la piscine. À l’intérieur de l’appartement, nous vous avons fourni des verres en plastique rigide réutilisables pour l’extérieur.
• HYGIÈNE (Douche Obligatoire) : Avant d’entrer dans la piscine et le Jacuzzi, il est obligatoire de prendre une douche complète à la douche extérieure pour éliminer les résidus de crèmes solaires et d’huiles qui altèrent la qualité de l’eau.
• SÉCURITÉ ET VENT : Notre colline est magnifique mais parfois sujette à de soudaines et fortes rafales de vent. Il est obligatoire de FERMER les parasols après usage ou en cas de vent/mauvais temps, car ils peuvent s’envoler soudainement, provoquant de graves dommages ou blessures. Il est interdit de se baigner en cas d’orage ou d’éclairs.
• SERVIETTES DE PISCINE : Il est interdit d’utiliser les serviettes de l’appartement à la piscine. Vous pouvez demander des serviettes de piscine dédiées en laissant une petite caution (5 € pour 2 serviettes, 10 € pour 4 serviettes), qui vous sera intégralement remboursée à la restitution.

• Gusto Bar & Alimentari : Sur la place principale. Pain frais, épicerie, petits-déjeuners et apéritifs (le vendredi soir, il y a un buffet et de la musique !). Également ouvert le dimanche matin.
• Macelleria Crini : Viande locale d’excellente qualité.
• Coop Donnini : Petit supermarché de village pour les courses quotidiennes.
• Grands supermarchés de la région : Pour les grandes courses, vous pouvez consulter cette carte où vous trouverez le Carrefour à Reggello, la grande Coop à Pontassieve, LIDL à Figline Valdarno et bien d’autres.

Nous ne tenons pas de restaurant, mais nous avons sélectionné pour vous nos adresses préférées, divisées par “besoin”. Nous vous conseillons toujours de réserver à l’avance ! Bien sûr, vous êtes libres d’essayer tout autre restaurant ne figurant pas sur cette liste, mais nous pouvons vous aider à choisir ou vous assister pour les réservations si nécessaire — nous sommes entièrement à votre disposition.
• Pizzeria Del Cacciatore (Donnini) : Le plus proche du Podere, situé dans le village. C’est le choix le plus pratique si vous êtes fatigués et souhaitez prendre une pizza à manger en totale relaxation dans le jardin de votre appartement.
• Ristorante Da Francesco (Carbonile) : Excellent rapport qualité/prix. Proche, très abordable, ils proposent d’excellents plats toscans ainsi que des pizzas, le tout dans une ambiance familiale très chaleureuse.
• Ristorante Giacomo “Il rifugio dei sognatori” (Saltino) : Parfait à combiner avec une journée fraîche dans les bois de Vallombrosa. Cuisine toscane traditionnelle de haut niveau.
• Osteria Il Postiglione (La Massa, Incisa) : Un peu plus éloigné que les autres, mais leur cuisine traditionnelle toscane récompensera largement votre trajet. Hautement recommandé !
• Enoteca Il Quartino di Marchesi Frescobaldi (Pelago) : Pour une expérience Trendy & Chic au milieu des vignes. Un endroit splendide, moderne et branché, idéal pour un coucher de soleil sur les vignobles avec un excellent vin.
• Ristorante Boccon’ Divino (Palaie, Pelago) : Pour une soirée spéciale à base de poisson.
EN TRAIN
EN TRAIN VERS FLORENCE (Depuis la gare de S. Ellero)
Visiter Florence sans stress : la solution parfaite est le Train ! Notre gare de référence est Sant’Ellero, située à environ 6 km (10 minutes en voiture) du Podere Piana. Sur les sites officiels, vous trouverez le nom écrit “S. Ellero”. Il y a un train presque toutes les heures qui vous mènera directement au cœur de Florence (Gare de Santa Maria Novella – FIRENZE SMN) en 30 minutes environ. Vous pouvez laisser votre voiture au parking gratuit, soit à côté de la gare, soit au-dessus de la route principale.
LES BILLETS DE TRAIN :
1. OÙ ACHETER : Vous pouvez acheter vos billets directement à la gare de Sant’Ellero en utilisant les guichets automatiques self-service sur place, qui vous permettent de choisir votre langue.
2. ATTENTION : Après avoir acheté votre billet papier à la gare, vous devez obligatoirement LE COMPOSTER (le valider) avant de monter à bord ! Vous trouverez les machines à composter près des voies. Voyager avec un billet non composté entraîne de très lourdes amendes.
3. EN LIGNE : Si vous préférez éviter les guichets de la gare, vous pouvez acheter des billets numériques directement en ligne. Les billets en ligne n’ont pas besoin d’être compostés, car ils se valident automatiquement à l’heure de départ du train choisi. Vous pouvez vérifier les horaires et acheter vos billets ici :

Explorer d’autres villes en train :
Depuis la gare de Sant’Ellero, vous pouvez également rejoindre facilement en train Arezzo et d’autres magnifiques localités des environs. De plus, une fois arrivés à la gare centrale de Florence SMN, vous pourrez changer de quai et prendre des trains pour toutes les principales villes toscanes et italiennes : avec les trains à grande vitesse (Frecciarossa ou Italo), vous pourrez rejoindre Pise, Bologne et bien d’autres destinations en une heure de trajet environ.
Pourquoi déconseillons-nous fortement d’aller à Florence en voiture ?
Rejoindre le centre-ville en voiture peut se transformer en cauchemar : il y a des chantiers continus pour le nouveau tramway avec de nombreuses rues fermées, des Zones à Trafic Limité (ZTL) très strictes même en périphérie (avec de fortes restrictions pour les véhicules diesel) et les parkings en ville sont rares et extrêmement chers. De plus, le style de conduite urbaine des Italiens peut être très stressant pour ceux qui ne sont pas habitués à notre trafic !

MANGER, EXPLORER ET VIVRE
• MANGER : À votre arrivée à l’appartement, nous avons le plaisir de vous offrir une bouteille de vin rouge, produit par la coopérative locale avec les raisins de notre vignoble (nous cultivons avec soin un petit hectare de vignes). Vous trouverez également un échantillon de notre huile d’olive extra vierge : contrairement au vin, nos olives sont apportées au moulin et pressées séparément, afin de vous garantir une huile 100 % pure du Podere Piana, le véritable or vert de notre terre. N’hésitez pas à nous demander si vous souhaitez acheter une bouteille pour rapporter chez vous ! Ne manquez pas non plus la célèbre “schiacchiata ai porcini” à la Consuma ou une dégustation de vins Frescobaldi au Quartino, idéalement au coucher du soleil.
• EXPLORER : Nous sommes entourés de merveilles uniques. De la randonnée à pied dans la forêt jusqu’à l’Abbaye de Vallombrosa et le panorama époustouflant de Saltino, jusqu’aux spectaculaires “Balze di Reggello” (les falaises d’argile que Léonard de Vinci a peintes en arrière-plan de la Joconde !). Vous pouvez emprunter l’ancienne route des “7 Ponti” pour rejoindre Arezzo, explorer le Mugello et ses villages médiévaux (comme Scarperia et Vicchio, lieu de naissance de Giotto), ou faire un tour dans le Chianti Classico, à Sienne, San Gimignano ou dans la splendide Val d’Orcia (Pienza, Montalcino, Montepulciano).
• VIVRE : Faites une promenade à cheval sur nos sentiers avec le centre équestre “Club le Roverelle” géré par notre amie Laura (demandez-nous et nous vous expliquerons comment prendre rendez-vous !). Si vous aimez le shopping de luxe, à quelques kilomètres seulement se trouve l’outlet “The Mall” avec les plus grands noms de la mode italienne. Et le soir ? Profitez du coucher de soleil au Podere Piana avec un verre de Chianti et détendez-vous, tout simplement.

• DOKUMENTE UND KURTAXE: Innerhalb von 24 Stunden nach Ihrer Ankunft bitten wir Sie höflich, uns Fotos Ihrer Ausweisdokumente für die gesetzliche Registrierung zuzusenden. Die Kurtaxe beträgt 1,00 € pro Person und Nacht (bis zu maximal 7 Nächten, Kinder unter 12 Jahren sind befreit) und ist vor der Abreise zu bezahlen.
• BETTWÄSCHE UND WECHSEL: Bei Ihrer Ankunft finden Sie bezogene Betten und ein Set aus 3 Handtüchern pro Person (Bidet, Gesicht und Dusche) vor. Bei Aufenthalten von mehr als einer Woche oder wenn Sie während Ihres Aufenthalts frische Wäsche benötigen, fragen Sie uns einfach: Der Service ist absolut kostenlos.
• EXTRA-REINIGUNG: Für Langzeitgäste, die eine Zwischenreinigung der Wohnung wünschen, können wir eine externe Reinigungsfirma unseres Vertrauens zum Preis von 16,00 € pro Stunde beauftragen.
• INSEKTENSCHUTZ UND KLIMA: Im Sommer empfehlen wir, die Fensterläden tagsüber geschlossen zu halten und sie abends zu öffnen, um die kühle Hügelluft zu genießen. Nutzen Sie immer die Fliegengitter an den Fenstern und halten Sie die Türen geschlossen.
• RESPEKT VOR DER RUHE UND GEMEINSCHAFTSBEREICHEN: Das Podere ist ein Ort des Friedens. Wir bitten Sie, die Nachtruhe strikt einzuhalten. In der Stille des Umlands wird jedes Geräusch verstärkt (besonders zwischen den Wohnungen Girasoli im ersten Stock und Papaveri im Erdgeschoss!). Laute oder wettbewerbsorientierte Spiele sind sowohl im Garten als auch im Poolbereich strengstens untersagt (keine Fußballspiele oder Schreien).
• SICHERHEIT UND WILDE TIERE: Abends bitten wir Sie höflich, die Fußgängertore manuell zu schließen. Dies dient Ihrer Sicherheit und verhindert, dass Wildschweine oder andere Tiere aus dem Tal das Grundstück betreten.

GASHERD AND SICHERHEIT
Im Gegensatz zu vielen modernen Häusern mit Induktionskochfeldern werden die Kocher in Ihrer Wohnung mit traditionellem GAS betrieben.
• Bitte entzünden Sie die Flamme vorsichtig.
• Zu Ihrer Sicherheit befindet sich in der Nähe des Herdes ein Absperrventil: Wir bitten Sie höflich, dieses zu schließen, wenn Sie die Küche nicht benutzen.
QUELLWASSER UND WASSERERSPARNIS
Unser Wasser kommt direkt aus einer reinen Bergquelle und ist absolut trinkbar, frisch und sicher. Da Wasser eine wertvolle Ressource ist, insbesondere in den heißen Sommermonaten, bitten wir Sie, verantwortungsvoll damit umzugehen und unnötigen Verbrauch durch halbleere Wasch- oder Spülmaschinen zu vermeiden.
STROMMANAGEMENT UND KLIMAANLAGE (3 KW LIMIT)
• STROMZÄHLER: Wie in fast allen italienischen Haushalten ist die Stromkapazität auf 3 kW begrenzt. Um einen Stromausfall zu vermeiden, schalten Sie bitte keine Geräte mit hohem Verbrauch gleichzeitig ein (z. B. Backofen + Spülmaschine + Waschmaschine).
• WAS TUN BEI EINEM STROMAUSFALL: Der Sicherungskasten befindet sich in der Nähe des Eingangs. Wenn der Strom ausfällt, schalten Sie alle Schalter nach unten (OFF) und dann wieder nach oben (ON).
• KLIMAANLAGE: Bitte nutzen Sie diese verantwortungsvoll bei geschlossenen Fenstern und schalten Sie sie immer aus, wenn Sie ausgehen. Wenn Sie die Klimaanlage bei offenen Fenstern oder in Ihrer Abwesenheit laufen lassen, wird ein Aufpreis von 50 € fällig.
MÜLLTRENNUNG
Helfen Sie uns, die Natur unseres Tals zu schützen! In der Wohnung finden Sie kleine Behälter zur Mülltrennung. Bitte werfen Sie die gut verschlossenen Beutel vor der Abreise in die großen farbigen Container in der Nähe des Parkplatzes:
• Gelb: Papier und Karton.
• Blau: Plastik, Aluminium, Dosen und Glas.
• Rot: Restmüll (alles, was nicht recycelbar ist).
POOL und JACUZZI
REGLER FÜR POOL UND JACUZZI
Der Poolbereich ist ein Ort der Entspannung, der ausschließlich unseren Gästen vorbehalten ist. Es gibt keinen Bademeister, die Nutzung erfolgt daher auf eigene Gefahr.
• KINDER: Kinder unter 14 Jahren müssen jederzeit von einem Erwachsenen beaufschtigt werden. Der Zugang zum Jacuzzi ist nur Erwachsenen (18+) gestattet.
• ACHTUNG: Das Springen vom Beckenrand ist strengstens verboten.
• KEIN GLAS ERLAUBT: Es ist strengstens verboten, Flaschen, Gläser oder andere Glasobjekte in den Poolbereich mitzubringen. In der Wohnung haben wir Ihnen speziell wiederverwendbare Hartplastikgläser für den Außenbereich bereitgestellt.
• HYGIENE (Duschen ist Pflicht): Vor dem Betreten des Pools und des Jacuzzis ist es Pflicht, sich an der Außendusche gründlich abzuduschen, um Reste von Sonnencremes und Ölen zu entfernen, die die Wasserqualität beeinträchtigen.
• SICHERHEIT UND WIND: Unser Hügel ist wunderschön, aber manchmal plötzlichen starken Windböen ausgesetzt. Es ist zwingend erforderlich, die Sonnenschirme nach Gebrauch oder bei Wind/Schlechtwetter zu SCHLIESSEN, da sie plötzlich wegfliegen und schwere Schäden oder Verletzungen verursachen können. Bei Gewitter oder Blitzeinschlag ist das Baden verboten.
• POOLTÜCHER: Es ist verboten, die Handtücher aus der Wohnung am Pool zu benutzen. Sie können spezielle Pooltücher gegen eine kleine Kaution anfordern (5 € für 2 Tücher, 10 € für 4 Tücher), die bei Rückgabe vollständig erstattet wird.

Wir helfen Ihnen jedoch gerne bei der Auswahl oder unterstützen Sie bei Reservierungen – wir stehen Ihnen vollkommen zur Verfügung.

Florenz stressfrei besuchen: Die perfekte Lösung ist der Zug! Unser Bahnhof ist Sant’Ellero, etwa 6 km (10 Autominuten) vom Podere Piana entfernt. Auf offiziellen Websites finden Sie die Bezeichnung „S. Ellero“. Fast jede Stunde fährt ein Zug, der Sie in etwa 30 Minuten direkt in das Herz von Florenz (Bahnhof Santa Maria Novella – FIRENZE SMN) bringt. Sie können Ihr Auto auf dem kostenlosen Parkplatz direkt neben dem Bahnhof oder an der Hauptstraße abstellen.

1. WO KAUFEN: Sie können Tickets direkt am Bahnhof Sant’Ellero an den Fahrkartenautomaten kaufen (Sprachauswahl möglich).
2. ACHTUNG: Nach dem Kauf Ihres Papiertickets am Bahnhof müssen Sie dieses vor dem Einsteigen unbedingt ENTWERTEN (abstempeln)! Die Entwerterautomaten finden Sie in der Nähe der Gleise. Das Fahren mit ungestempelten Tickets führt zu sehr hohen Geldstrafen.

Vom Bahnhof Sant’Ellero aus können Sie auch Arezzo und andere schöne Orte in der Nähe bequem mit dem Zug erreichen. Sobald Sie am Hauptbahnhof Florenz SMN angekommen sind, können Sie zudem den Bahnsteig wechseln und Züge in alle größeren toskanischen und italienischen Städte nehmen: Mit den Hochgeschwindigkeitszügen (Frecciarossa oder Italo) erreichen Sie Pisa, Bologna und viele andere Ziele in rund einer Stunde Fahrtzeit.
Warum wir dringend davon abraten, mit dem Auto nach Florenz zu fahren?
Das Stadtzentrum mit dem Auto zu erreichen, kann sich in einen Albtraum verwandeln: Es gibt ständige Baustellen für die neue Straßenbahn mit vielen gesperrten Straßen, sehr strenge verkehrsberuhigte Zonen (ZTL) selbst in den Vororten (mit starken Einschränkungen für Dieselfahrzeuge) und Parkplätze in der Stadt sind selten und extrem teuer. Zudem kann der Fahrstil in italienischen Großstädten für diejenigen, die unseren Verkehr nicht gewohnt sind, sehr stressig sein!

• ESSEN: Bei Ihrer Ankunft in der Wohnung freuen wir uns, Ihnen eine Flasche Rotwein zu schenken, der von der lokalen Genossenschaft aus den Trauben unseres Weinbergs hergestellt wird (wir bewirtschaften sorgfältig einen kleinen Hektar Rebfläche). Außerdem finden Sie eine Probe unseres nativen Olivenöls extra: Im Gegensatz zum Wein werden unsere Oliven in die Ölmühle gebracht und separat gepresst, um ein 100 % reines Öl aus dem Podere Piana zu garantieren – das wahre grüne Gold unseres Landes. Bitte fragen Sie uns, wenn Sie eine Flasche für zu Hause kaufen möchten! Verpassen Sie auch nicht die berühmte „Schiacciata ai porcini“ in Consuma oder eine Weinverkostung bei Frescobaldi im Il Quartino, vielleicht zum Sonnenuntergang.
